ARCHITECTURAL REVIEW BOARD (ARB):

The purpose of the ARB is to promote the traditional theme of the C&O Club throughout its architecture. Styles of architecture which have stood the test of time will be encouraged. Once built out, the C&O Club will give the impression of a mature, well kept, upscale neighborhood. Physical characteristics of the lot should be preserved as much as possible and further enhanced by natural landscaping. Elevations, site plan and landscaping plans must be submitted and approved prior to construction, including specifications on exterior materials and color schemes.

BUILDING PROCESS:

Builders in the C&O Club must adhere to some basic rules during the construction process. Please give the builders and architects this list (or refer them to this web page). Owners and contractors will be responsible for enforcing these on all subcontractors.

1. All exteriors, including landscaping, shall be completed within one year.

2. No advertising signs of any kind are allowed in the C&O Club.

3. Construction materials must not be stored outside of building setbacks.

4. Any damage done to road shoulders shall be repaired immediately and roads shall be kept clean of dirt and gravel.

5. All contractors, subcontractors and laborers must be covered by adequate workmen's compensation and liability insurance.

6. A speed limit of 15 mph must be followed.

7. C&O Club restrictions on tree removal must be followed.

8. This notice must be posted at each job site.

9. Contractors wishing to have a sign must use one preapproved by the ARB.

10.  In addition to limitations imposed by the Charlevoix City Ordinances, the times during which construction activity is allowed is limited, particularly during the summer.  See policy here.

NOTICE TO LOT OWNERS AND CONTRACTORS IN THE C&O CLUB

As lot owners and contractors, you are responsible for making sure that all contractors, subcontractors and their employees obey the 15 MPH speed limit which is clearly posted.

Each of us bought or built a house here and recognizes the common value we create through the construction of homes. Accordingly, we all make reasonable accommodations to the fact that there will be construction.

But we have great concern for the safety of those who live here, particularly the many small children.

IF SOMEONE GETS HURT AS A RESULT OF FAILURE TO OBEY THE SPEED LIMIT, LOT OWNERS, CONTRACTORS, SUB-CONTRACTORS AND THEIR EMPLOYEES ALL STAND TO BE LIABLE FOR MONEY DAMAGES OR FOR THE DELAY OR SHUTDOWN OF THEIR PROJECTS.
